                           CHIEF EXECUTIVE'S STATEMENT


The Chief Executive, Malcolm Harris, will make the following statement at the
Annual General Meeting:

'Pursuant to reporting the Group's results for the year ended 31st December 2006
on the 12th March 2007, we have experienced a steady housing market, with an
element of caution being demonstrated by purchasers in respect of interest rate
increases.

The Group is continuing to generate a good forward sales position and cumulative
reservations are 9% ahead of the strong sales figures recorded at this time last
year.

Based upon current trading conditions, we anticipate profits for 2007 will be in
line with our expectations.'
