At the close of business on Wednesday 03 March 2010, the unaudited net asset
value per ordinary share of 2.5p, valued on a bid price basis:

1) excluding income after tax, interest and management expenses arising of 1.9p
per ordinary share, is 408.4p and

2) including income after tax, interest and management expenses arising is
410.3p as from 3 March 2010 the dividend of 2.075p due to be paid on 1 April
2010 has been deducted from this figure.
