Based on a bid price valuation, the unaudited net asset value per Ordinary
Share of the Company as at 8 February 2010 was 587.00 pence including estimated
current period revenue and 587.01 pence excluding current period revenue.

This is based on 45,482,748 Ordinary Shares, being the number of shares in
issue and circulation.
