Based on a bid price valuation, the unaudited net asset value per              
Ordinary Share of the Company as at 30 December 2011 was 584.17p               
including estimated current period revenue and 567.97p excluding               
current period revenue.                                                        
                                                                               
This is based on 42,400,748 Ordinary Shares, being the number of
