AGM Statement

At today's Annual General Meeting (AGM) the Chairman, Howard Dawe will make the
following announcement:
"Bellway issued an Interim Management Statement (IMS) in early December and
intends to issue a Trading Update in early February. Given the short trading
time since the IMS I propose to make no additional comments on recent trading,
however I would like to reiterate Bellway's current strategy. On a year on year
basis the Group is looking to increase the number of homes it sells, raise the
average selling price of these homes by changes in the product mix and continue
to achieve margin growth. Nothing in the last month has happened to suggest
that this strategy will not be delivered in the current financial year."
A Trading Update will be issued on Tuesday 7 February 2012.
