Placing and Issue of Equity

                          Placing and Issue of Equity                          

The Company announces that it has allotted and issued 430,000 new ordinary  
shares of 10p each (the "Placing Shares") at 11.5p per share. The Placing 
Shares were issued to Mr Peter Phillips following his agreement to convert a
short term loan of £49,450, which had been made to the Company earlier this
year to further development projects in Croatia, into equity.

Following the issue of the Placing Shares, Mr Peter Phillips will have a
holding of 2,926,679 ordinary shares in the Company representing 9.7% of the
Company's enlarged issued ordinary share capital.

Application has been made to the London Stock Exchange for the Placing Shares
to be admitted to trading on AIM ("Admission"). It is expected that such
Admission will occur at 8.00 am on 20 July 2011.

Following the issue of the Placing Shares, the shareholdings and other
interests of the directors are as follows:

Following the issue of the Placing Shares, which represent 1.42 per cent. of
the Company's enlarged issued ordinary share capital, the Company will have an
issued ordinary share capital of 30,291,852 ordinary shares of 10p each. As the
Company does not hold any ordinary shares in Treasury its total number of
voting rights equals its capital. This figure may be used by shareholders as
the denominator for the calculations by which they will determine if they are
required to notify their interest in, or a change to their interest in the
Company under the FSA's Disclosure and Transparency Rules.
