New Letting Agreement - Leicester Sq

Embargoed: 0700hrs 10 August 2006 CLS HOLDINGS PLC ("CLS") ANNOUNCES A LETTING AT ONE LEICESTER SQUARE The Board of CLS is pleased to announce the letting of the 3rd, 4th and 5th floors at One Leicester Square. Sound Too Limited trading as Sound has completed a lease on these floors which extend to 1,090 sq m (11,733 sq ft). The lease is for a term of 25 years from 17th July 2006 at a rent rising to £450,000 per annum by year 5, subject to upward only rent reviews every 5th year. The lease includes a landlord break option in July 2015. Sound is currently refurbishing the floors in readiness for the opening at the end of September 2006 and will operate a nightclub, continuing their 11 year presence in Leicester Square. One Leicester Square is now fully let with tenants including MTV on the ground, 1st and 2nd floors and The Penthouse Nightclub on the 6th, 7th and 8th floors.
