New Letting Agreement

Release Date: Monday 4th June 2007 Embargoed until: 0700hrs CLS HOLDINGS PLC ("CLS") ANNOUNCES A NEW LETTING AT CAMBRIDGE HOUSE The Board of CLS is pleased to announce a letting of 6,305 sq ft (586 sq m) at Cambridge House, Cambridge Grove, Hammersmith to The Prostate Cancer Charity. The part first floor has been let for a term of 10 years at an initial rent of £141,862 per annum, (£22.50 psf / £242.19 psm) with an upwards only rent review at the end of the fifth year, when there is also a tenant break option. The tenant has been granted six months rent free with a further two months rent free at the commencement of the sixth year in the event the break option is not exercised. The deal was struck ahead of completion of the refurbishment works which include new air conditioning, a raised floor, suspended ceilings and new decorations. Hargreaves Newberry Gyngell represented the Landlord and The Prostate Cancer Charity was represented by PLM Consultants. Hargreaves Newberry Gyngell is marketing a further 3,500 sq ft (325 sq m) on the remaining part of the first floor and an additional 3,500 sq ft (325 sq m) on the part second floor which will be available in July.
