ANNOUNCES FURTHER LETTINGS AT SOLNA BUSINESS PARK, STOCKHOLM
Following the announcement of the letting to ICA last month, the Board of CLS
is pleased to announce six further new lettings of vacant space at Solna
Business Park of 8,745 sq m (94,131 sq ft) at a total rent of SEK 12,112,780 (£
897,243) p.a.
At Smeden 1:
a. a school operated by the council of Sundbyberg has signed a new lease for a
further 3,798 sq m (40,882 sq ft) from 1 August 2004 until 30 September
2008. At the same time the school has extended its existing lease of 3,860
sq m (41,549 sq ft) by two years until 30 September 2008.
b. ES Konsult Energi och Säkerhet AB has also taken 310 sq m (3,337 sq ft) for
a 5-year period from 25 September 2003.
At Fräsaren 11:
a. Centro Kakel & Klinker AB has leased warehousing and retail space of 1,782
sq m (19,181 sq ft) for a period of 7 years from 1 January 2004.
b. Infra System Solutions Stockholm AB has leased offices of 768 sq m (8,267
sq ft) for a period of 5.5 years from 1 April 2004.
c. the hotel of 1,840 sq m (19,806 sq ft) has been let to Maude's Hotel Solna
Business Park AB for a 10 year period from 1 June 2004. The hotel will open
in June 2004.
d. XEROX Sverige AB has leased premises of 247 sq m (2,659 sq ft) for copying
and documentation handling for a period of 3 years from 1 January 2004.
All the above contracts are index linked and there are no rent free periods,
except the hotel which has a rent free period of 2 months.
Solna Business Park, which will comprise 130,700 sq m (1,406,855 sq ft), is now
88 per cent let.
Executive Chairman Sten Mortstedt commented:
'We welcome our new tenants and are very pleased that Solna Business Park
continues to attract new tenants covering a wide spectrum of occupiers
including ICA who, as announced on 29 April 2004, has signed up for 23,800 sq m
(256,183 sq ft) at Fräsaren 12 with an annual rent of SEK 44,300,000 (£
3,230,000). This shows that Solna Business Park continues to be a very
attractive area for establishing office and retail businesses close to the
centre of Stockholm.
In the last few months we have signed up new tenants for a total rent of SEK
56,412,780 (£4,180,000) at Solna Business Park. We now only have 16,345 sq m
(175,938 sq ft) of empty space. Our Swedish team continues to do an excellent
job in finding new tenants who appreciate the many benefits of Solna Business
Park.'
