Sale of Properties

Embargoed Release: 07:00hrs Thursday 8 May 2008 CLS HOLDINGS PLC ("CLS") ANNOUNCES THE SALE OF TWO OFFICE BUILDINGS FOR £22.1m The Board of CLS is pleased to announce the sale of Brent House, 349-357 High Road, Wembley, Middlesex HA9 and 22 Dukes Road, London WC1, for a total aggregate consideration of £22,100,000. At Brent House, CLS has sold the freehold interest to the London Borough of Brent for £17.1m, representing a net initial yield of 6.82%. CLS acquired the building in 1988 for £6.4m. Brent House comprises a nine storey office building constructed in the 1960's, extending to 96,393 sq ft (9,127 sqm) situated on Wembley High Road, within close proximity to Wembley Stadium. 60% of the building is currently occupied by the London Borough of Brent with the remainder occupied by Air France and Capita. Knight Frank and MBH acted for CLS and Sherlock Consultancy acted on behalf of the London Borough of Brent. 22 Dukes Road has been sold for £5m to GMS Estates. This 11,335 sq ft (1,053 sqm) freehold office building is let to Wallacespace Limited on a lease to October 2016. The sale represents a net initial yield of 6.34%. CLS acquired the property in 1995 for £1.8m. Knight Frank acted for CLS whilst GMS Estates were represented by Montagu Evans.
