The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 12 November 2008 was 189.95p (ex
income) 191.31p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,938,750 shares currently held in treasury, at the closing mid-market share
price on 12 November 2008 was 189.73p(ex income) 191.04p (cum income).
