NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 1 October 2008 was 212.28p (ex
income) 213.12p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,846,750 shares currently held in treasury, at the closing mid-market share
price on 1 October 2008 was 211.99p(ex income) 212.80p (cum income).
