The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 4 December 2008 was 185.80p (ex
income) 187.56p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,888,750 shares currently held in treasury, at the closing mid-market share
price on 4 December 2008 was 185.37p(ex income) 187.07p (cum income).
