NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 2 September 2008 was 248.55p (ex
income) 253.30p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,718,750 shares currently held in treasury, at the closing mid-market share
price on 2 September 2008 was 247.97p(ex income) 252.56p (cum income).
