NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 4 September 2008 was 241.65p (ex
income) 246.44p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,718,750 shares currently held in treasury, at the closing mid-market share
price on 4 September 2008 was 241.26p(ex income) 245.89p (cum income).
