NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 31 October 2008 was 189.64p (ex
income) 190.61p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,938,750 shares currently held in treasury, at the closing mid-market share
price on 31 October 2008 was 189.21p(ex income) 190.15p (cum income).
