Issue of Equity

The Company announces the allotment on 19th January 2005 of 250,000 ordinary
shares of 25p each under its block listing facility. The issued share capital is
now 27,554,100 ordinary shares.

These shares were issued for cash at a price of 215.00p per share. The net asset
value per share at the close of business on 18 January 2005 was 212.09p.
