                  Investment and Development Programme in the UK

                  Successful bid on Primary Care Resource Centre


CareCapital (AIM:CARE) announces that The Healthcare Property Company Wales, its
joint venture with Gaufron Healthcare Limited, has been selected as preferred
developer for a £3 million Primary Care Centre in The Vale of Neath.

When completed, the 1,540 sq.m project will accommodate six GPs, together with a
wide range of health, training and community services. It is anticipated that
work on the site will commence in January 2009, with the project due for
completion by December 2009.

Paul Stacey, Chief Executive of CareCapital commented: "I am very pleased to
report a further successful bid for our joint venture in Wales which will bring
the number of development projects in the Principality to three, with a combined
value in excess of £19 million. Including this project in the Vale of Neath,
CareCapital has successfully secured over £20 million of new primary care
projects during the past three months to add to its development pipeline
currently being progressed in both the UK and Germany."
