The Board of Albion Development VCT PLC announces that as at 31 August 2010, the
unaudited net asset value was approximately 77.5 pence per Ordinary share before
accounting for the 4.0 pence dividend declared on 24 August 2010, payable on 30
September  2010, and approximately 94.3 pence per  D share before accounting for
the 1.0 pence dividend declared on 24 August 2010, payable on 30 September 2010.
