Assura Group Limited ('Assura') or the 'Company'



Assura refers to the announcement made by The Westbury Property Fund Limited
('Westbury') of a series of proposals including a proposal in relation to its
investment management arrangements with Assura Fund Management LLP ('AFM'), a
subsidiary of the Company.  Completion of Westbury's proposals will result in
the termination of the investment management agreement between Westbury and AFM
and payment to AFM of £21.3 million in aggregate before payments to sub-advisers
and any taxation.



The payments are subject to the completion of the merger between Westbury and
the Eddie Stobart Group which is subject to Westbury shareholder approval at an
Extraordinary General Meeting expected to be held on 19 September 2007.
