The Medical Property Investment Fund Limited (the 'Company')

The Company announces that it has entered into a forward purchase and funding
agreement to acquire a new 66,000 sq ft development in Middlesborough for
approximately £15m.

When construction is completed, North Ormesby Medical Village will accommodate 5
GP practices into a single medical centre with PCT clinical space, a Childrens
Day Nursery, a pharmacy, a dentist, an optician and retail space. It will be
constructed in three phases over a period of circa 18 months.
