      Exercise of Approved and Unapproved Share Options and sale of shares



On 27th March 2007 the following Directors exercised Approved and Unapproved
Share Options that had vested and sold interests in ordinary shares.

The Directors in aggregate hold 5.4% of the issued share capital.



The shares were sold at an average price of 155p per share.



The Approved and Unapproved options were awarded in 2003 and 2004. These options
had performance conditions relating to the growth in the asset value during the
measurement period. The performance conditions were met in January 2007 and
approximately 60% of the shares have now vested. The Directors have taken this
opportunity to either sell sufficient shares to fund the exercise price and tax
liabilities or to sell all the options that have exercised.
