                     AGM STATEMENT - FRIDAY 16 JANUARY 2004



At the Annual General Meeting of Bellway p.l.c. to be held at 12 noon today in
Newcastle upon Tyne, the Chairman, Mr H C Dawe, will make the following
statement.


        'In my statement dated 13 October 2003, I informed you of a record
        forward order book at 1 August. Since that time, reservations have
        exceeded last year's levels in both value and number'.

        'The Board is very confident that our current financial year end results
        should be a record for the eighth year in succession'.

        'Further details will be released in a Trading Update on 4 February
        prior to entering the close period on 6 February. The results for the
        six months to 31 January 2004 will be announced to the market on Tuesday
        6 April'.
