a)	Description of the financial instrument	Ordinary Shares of Big Yellow Group PLC (the "Company").
b)	Nature of the transaction	1) On 15 February 2021, Mr Gibson exercised 3,242 shares under the Company's Long Term Incentive Plan (Approved) at a price of 773.33 pence per share.  He then sold 3,242 shares at an average price of 1134.06 pence per share.  On 15 February 2021, Mr Gibson exercised 31,616 shares under the Company's Long Term Incentive Plan (Unapproved) at a price of nil pence per share.  He then sold 31,616 shares at an average price of 1133.23 pence per share.  Following this transaction, Mr Gibson and his family's beneficial holding is 2,514,939 ordinary shares, representing 1.43% of the Company's issued share capital. 2) On 15 February 2021, Mr Trotman exercised 3,242 shares under the Company's Long Term Incentive Plan (Approved) at a price of 773.33 pence per share.  He then sold 3,242 shares at an average price of 1133.23 pence per share.  On 15 February 2021, Mr Trotman exercised 23,153 shares under the Company's Long Term Incentive Plan (Unapproved) at a price of nil pence per share.  He then sold 23,153 shares at an average price of 1133.29 pence per share.  Following this transaction, Mr Trotman's beneficial holding is 236,123 ordinary shares, representing 0.13% of the Company's issued share capital.
