Addendum to Preliminary announcement of results in respect of the year ended 31

Further to the release of the Company's preliminary announcement on 6 February
2002, please note that the figure stated as the year end NAV on the first page,
of 121.6p per share, was cum dividend (as released on 2 January 2002),
consistent with the highest level NAV since inception. For your information, the
ex dividend year end figure was 118.5p per share.
