Purchase of Own Securities

The Company announces that on 17th September 1999 it re-purchased 50,000
Ordinary 25p Shares, (representing 0.08% of the issued class of capital), at
the price of 403.0p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 50,000 Ordinary Shares is due
on 24th September 1999 when the issued share capital of the Trust will fall to
63,302,000 Ordinary 25p Shares.
