The Company announces that on 30th November 1999 it re-purchased 244,500
Ordinary 25p Shares, (representing 0.40% of the issued class of capital), at
the price of 467p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 244,500 Ordinary Shares is due
on 7th December 1999 when the issued share capital of the Trust will fall to
60,700,00 Ordinary 25p Shares.
