re-purchased 25,000 Ordinary 25p Shares, (representing 0.04% of the issued class
of capital), at 263p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 25,000 Ordinary Shares is due on
26th July 2002 when the issued share capital of the Trust will fall to
57,696,416 Ordinary 25p Shares.
