The Company announces that on 25th September 2000 it repurchased 376,584
Ordinary 25p Shares, (representing 0.62% of the issued class of capital), at
508p per Ordinary Share, for cancellation.

Settlement and cancellation of the repurchased 376,584 Ordinary Shares is due
on 2nd October 2000, when the issued share capital of the Trust will fall to
60,283,416 Ordinary 25p Shares.
