Unaudited net asset value per share at 31 January 2006

Caledonia Investments plc ('Caledonia') announces that its unaudited net asset
value per ordinary share as at 31 January 2006 was 1931p.

The interim dividend in relation to the year ending 31 March 2006 of 9.1p per
share was paid on 10 January 2006 at a total cost of £5.8m.

performance statistics and information on the valuation of principal
