and development in the Thames Valley. The portfolio is primarily located to the
west of London, close to Heathrow Airport and in Surrey and Berkshire.

                            SALE OF INVESTMENT PROPERTY

Cardiff is pleased to announce that it has exchanged contracts for the sale of
its freehold investment property known as Alexandra Court, 25 St Leonard's Road,
Windsor to Enthral Properties Ltd for a cash consideration of £3.11m.

The 8,000 sq ft office property is let to Morganite International plc 
('Morganite') on an institutional, full insuring and repairing lease until April
2015 at an annual rental of £250,000.

Alexandra Court was constructed and let to Morganite by Cardiff in 1990. At 30
September 2003, the date of Cardiff's last audited accounts, the property was
independently valued at £2.65m.

The consideration will be placed on deposit pending the acquisition of further
property located in the Thames Valley.
