Ediston Property Investment Company invests in commercial property with a strong emphasis on asset management, with the intention of developing properties and generating rental and capital growth.
The trust aims to provide a covered and growing dividend, paid monthly. It has achieved this since it was fully invested. This year's dividend is on course for 4.5% year-on-year growth, with the trust yielding 5.5% on a forward-looking basis.
The focus on value has led the trust to invest heavily in the retail warehouse sub-sector. The managers believe that this sub-sector has been sold down irrationally along with retail properties in struggling high streets and shopping centres.
Recent purchases have increased the size of the trust to £350m in gross assets. The intention is to grow to £500m with future acquisitions.
Despite solid NAV performance and an above-average yield for its sector, the trust trades on a wider discount than its peers.

How are we funded?
Kepler Trust Intelligence is funded entirely by the providers of investment trusts, and is made available freely to any person (professional or private individual) who wants to access it. We clearly disclose all of our relationships, but our research is either paid for directly by specific trusts and their boards, or more generally by the larger asset management groups who pay to have adverts and advertorial. As a result, all of our research should be considered "non-independent" and readers should consider it as marketing.
All of our content is freely available to anyone. We run two versions of the site - one for professionals and one for private investors. The professional site requires readers to volunteer the name of the company they work for and the city / region - so that from a compliance perspective we can be satisfied that all readers really are a professional.
