Following the exercise of nil cost options granted on 26 September 2003 under
the Hammerson 2000 Deferred Share Plan, a director of Hammerson plc, Mr J A
Bywater, acquired 22,217 ordinary shares of 25p each in Hammerson plc on 16
October 2006. Of the 22,217 shares acquired, 9,128 shares were sold on the same
day.

As a result of these transactions, Mr J A Bywater now holds 34,681 ordinary
shares of 25p each in Hammerson plc.
