Allotment of Shares and Net Asset Value


The Board is pleased to announce that in accordance with the terms of the offer
for subscription dated 10 September 2004 (the 'Offer'), a further 1,075,370
ordinary shares of 1 pence each were allotted on 16 March 2005 at 100 pence per
share.


Application has been made for the admission of the 1,075,370 ordinary shares to
the Official List of the UK Listing Authority and to trading on London Stock
Exchange plc's market for listed securities.


A total of 8,436,978 ordinary shares have been allotted to date by the Company
under the Offer.


The Board also announces that as at 28 February 2005 the net asset value per
share of the Company was 99.3 pence, as extracted from the unaudited management
accounts at that date.
