Helical Bar PLC 20 June 2001 20 June 2001 Helical Bar plc ('Helical Bar') HELICAL BAR IN £63.5M CITY SALE Helical Bar is delighted to announce that it has forward sold its development at 3 Bunhill Row, London EC1 for £63.5 million, reflecting a yield of 6.65% to a limited partnership formed by Matrix Securities. The development, which is currently under construction, comprises circa 99,000 sq. ft. of office space and is due for completion in December 2002. Helical Bar pre-let the ground and 1st to 4th floors to solicitors, Linklaters, who also may take the remaining space on the 5th, 6th & 7th floors. Helical Bar has agreed to underwrite the rental payments on the top three floors until they are let should Linklaters decide not to occupy these additional floors. Gerald Kaye, Director of Helical Bar commented, 'We are extremely pleased to conclude this deal so rapidly after the completion of One Bunhill Row, the adjoining 260,000 sq. ft. scheme which was pre-let to solicitors Slaughter and May and forward funded with Deka'.
