HELICAL BAR SELLS WESTON SUPER MARE RETAIL PARK FOR
£42.65 MILLION
Helical Bar plc ('Helical' or the 'Company') has sold the freehold interest in
the Weston Retail Park to the Scottish Widows Unit Funds for £42.65 million.
Weston Retail Park provides approximately 13,000 sq m (139,880 sq ft) of bulky
goods retail warehouse accommodation as well as a small industrial terrace.
The price includes a new Wickes to be developed on the scheme. Existing tenants
are Comet, Carpetright, Focus, Dunelm, Halfords, MFI and Next. Retail rents
reflect up to £14 per sq ft.
The purchase price reflects a net initial yield of 4.65% for the existing retail
element and an equivalent yield of 5.45%
The sale price is in excess of the last valuation carried out in March 2005. The
capital raised will be recycled into other opportunities.
Helical Bar will announce its interim results on 17 November 2005.
