HENDERSON STRATA INVESTMENTS PLC

As at close of business on 29 November 2006, the unaudited net asset value per
share calculated in accordance with the AIC formula (excluding current financial
year revenue items) was 707.4p.

As a result of the release yesterday of the unaudited preliminary results of
Henderson Strata Investments plc for the year ended 31 October 2006, the above
figure for the unaudited net asset value per share includes for the first time
the retained revenue for the year ended 31 October 2006.  The effect of this is
to increase the unaudited net asset value per share by 6.8p.
