HONGKONG LAND SECURES LAND-USE RIGHTS OF CHONGQING PROJECT
'Bamboo Grove' to be Group's first development in China's western region
26th August 2005 - Hongkong Land Holdings Limited today announced that it has
been informed by the Chongqing Land Exchange Centre of the Group's successful
bid for the land-use rights of Bamboo Grove, a high quality residential and
commercial project located in the Hi-tech Industry Development Zone of Chongqing
in Western China. Hongkong Land's bid was submitted in conjunction with
development company Chongqing Longhu Real Estate Development Inc. ('Chongqing
Longhu'), the leading real estate corporation in Chongqing.
The site comprises an area of approximately 450,000 square metres with a total
developable area of one million square metres. The land premium payable is
RMB540 million (US$66.53 million). Development of the project is scheduled to
commence in 2006.
Mr Nicholas Sallnow-Smith, Chief Executive of Hongkong Land said, 'We are
delighted with our successful bid. Bamboo Grove represents an excellent
investment opportunity for us alongside Chongqing Longhu, a very capable
partner.

The successful bid marks Hongkong Land's entry into the Chongqing property
market. Chongqing is the most populous city in China and it is strategically
positioned in terms of China's western regions. It is also the country's fourth
municipality, along with Beijing, Shanghai and Tianjin.

with a major portfolio in Hong Kong, where it owns and manages some five million
sq. ft of prime office and retail space in the heart of the Central business
district. It also develops high quality property projects elsewhere in Asia.

leading developer in the Chongqing real estate market. As of March 2004
Chongqing Longhu had a completed project area of nearly one million square
metres, 76 percent of which is residential development. In 2003 the company's
residential development Longhu Garden was awarded the top prize in the 2003
National Residential Users Satisfaction Survey organised by China Quality
Conference.
