Application has been made to the UK Listing Authority for the listing of, and to
the London Stock Exchange for the Admission of 23,689 Ordinary Shares of 25p
each fully paid, ranking pari passu with the existing ordinary shares, to the
Official List.

These shares will be issued pursuant to the conversion of 69,676 8.25%
Cumulative Convertible Preference Shares of £1 each.

Copies of this announcement are available for inspection for 14 days at the
