REFINANCE AT CRESSING, ESSEX

 

Inland Homes (AIM: INL) ("Inland Homes" or the "the Group"), the brownfield developer, housebuilder and partnership housing company with a focus on the South and South East of England, is pleased to report that it has refinanced its Cressing, Essex housing development site with Ingenious Real Estate Finance LLP ("Ingenious"), entering into a facility of £15.6m which provides up to 80% loan to cost for the remainder of the development.

The refinance has generated £1.6m of free cashflow for the Group.

The site at Cressing, Essex provides a development of 77 much needed homes comprising 46 private and 31 affordable homes units. The Group previously announced on 27 March 2023 that it had exchanged conditional contracts to sell 31 affordable homes to Eastlight Community Homes for £6.5m to be satisfied in cash on completion.

The 31 affordable homes will complete in two tranches, a first tranche during July 2023 with the second trance expected before the end of 2023.  Sale proceeds on completion will be used to reduce the Ingenious facility.

To date at the development, the Group has legally completed the sale of 12 homes within the site which have generated revenue of £4.6m in the current financial year. The current forward order book for the site stands at £8.9m with build completion scheduled for summer 2024.
