PREFERENCE DIVIDEND

This is to confirm that at a meeting of the Board of Directors held on the
31st October 2000 the following resolution was passed:-

To pay on the 2nd January 2001 a preference dividend of 3.75p per share on the
7.5p (net) Convertible cumulative redeemable preference shares for the half
year to 30th December 2000 to shareholders on the register at the close of
business on the 1st December 2000.

The ex dividend date is 27th November 2000.
