                      APPOINTMENT OF EXECUTIVE DIRECTOR


Land Securities is pleased to announce today the appointment of Francis Salway
to the Board as an executive director.  As the Chief Executive Officer of Land
Securities Portfolio Management - a role he assumed following the
restructuring of the Group's operations in January 2001 - he will oversee the
management of Land Securities' £7.7 billion portfolio of investment
properties.


Francis Salway joined Land Securities in October 2000 to head up the Group's
asset management division.  Prior to joining Land Securities, he was an
Investment Director of Standard Life Investments where he managed an award
winning unit linked property fund and established a property research team.


Commenting on the appointment, Ian Henderson, Chief Executive of Land
Securities, said:



'Francis has already made a notable contribution to the Group since he joined
