BOARD ANNOUNCEMENT


Further to the announcement on 20 December 2001 that Manish Chande would retire
in 2002 as a director of Land Securities, the Company announces that Mr Chande
has today stepped down from the Board and will leave the Group on 29 March 2002.

This follows the appointments of Ian Ellis as chief executive designate and
David Godden as chief operating officer of Land Securities Trillium, which
released him from his principal executive responsibilities within the Group.  Mr
Chande has also elected not to enter into a consultancy contract with the
Company.

Peter Birch, Chairman of Land Securities, comments: 'Since the acquisition of
Trillium in 2000, Manish has been a highly valued member of our board.  He and
his team have built Land Securities Trillium into an exceptional business which,
with the backing of the Land Securities group, is now well positioned for
further growth.  I would like to thank Manish on behalf of the board for his
outstanding contribution to the Group and wish him well in the future.'


Manish Chande adds: 'I have enjoyed working with Land Securities and, having put
into place a succession plan which has resulted in the appointment of Ian Ellis
as Chief Executive and David Godden as Chief Operating Officer, I have
confidence that they will develop the business further and build upon the
foundations that have been created.  I wish all my colleagues at Land Securities
every success in the future.'
