                LAND SECURITIES SELLS THE ATRIUM, UXBRIDGE ONE


Land Securities PLC ('Land Securities') has sold the freehold of The Atrium,
Uxbridge One, in the centre of Uxbridge, to clients of Morley Fund Management
Limited for a price in the region of £47.5m.


The Atrium comprises a high quality office building, prominently located on an
island site comprising approximately 144,000 sq ft.  The property is let to BP
International Limited expiring in 2015 and subject to a tenant's break option
in 2005.  The majority of the property is sub-let.  The adjoining two storey
Odeon Cinema also forms part of the property and is let on a long lease at a
peppercorn rent.
