LAND SECURITIES GROUP PLC ('Land Securities')

REPAYMENT OF B SHARES

Following the receipt of valid forms of election from the holders of 1,661,077 B
shares, Land Securities repaid these B shares at 102p per share on 19 April
2004.

Following this repayment, 6,532,895 B shares remain in issue. The next repayment
date for the B shares remaining in issue will be 18 October 2004.
