("MPO" or the "Company")

 

 

Third Quarter 2010 Net Asset Value Update

 

 

The unaudited Adjusted Net Asset Value of Macau Property Opportunities Fund Limited at 30 September 2010 was US$265.1 million, equivalent to US$2.53 per share, and representing an uplift of 1.1% during the three-month period since 30 June 2010.

 

The market valuation of the Company's properties was US$323.3 million as at 30 September 2010. This represents an uplift of US$6.5 million or 1.7% over the same period. All properties in the Company's portfolio have been valued by Savills (Macau) Limited.

 

Based on the Company's portfolio value as at 30 September 2010 and assuming a full drawdown of its committed loan facilities, MPO's total loan-to-value was 27%, unchanged from three months earlier.  

 

Based on a share price of 127.5p and US Dollar/Sterling exchange rate of 1.5716 as at 30 September 2010, MPO shares stood at a 20.6% discount to adjusted NAV.
