Acquisition of new primary care medical centre

MedicX Fund, (LSE: MXF), the specialist primary care infrastructure investor in modern, purpose-built, primary healthcare properties in the United Kingdom, is pleased to announce it has entered into a forward funding agreement to acquire a new primary care medical centre in Hounslow which is due to be completed in September 2011.

The property will be let to Hounslow Primary Care Trust and a pharmacy tenant on the basis of 25 year leases. The leases provide for three-yearly rent reviews, the majority of the income being reviewed to open market value. The total acquisition cost of the property is anticipated to be £5.7 million.

The MedicX Fund's total property portfolio now comprises 52 properties throughout the United Kingdom of which 47 are complete, one is under construction and four have yet to commence construction.  The annualised rent roll for all properties is now £12.2 million.
