                            Chairman's AGM Statement

At the AGM convened for 12:00 noon today of MJ Gleeson, the homes, property and
construction services company, the Chairman, Dermot Gleeson, will say:

'Turning to the current year and beyond, the Group is benefiting from a number
of favourable factors. The withdrawal from general building contracting has
substantially reduced the Group's risk profile, the housing market appears to
have stabilised, the commercial property investment market remains strong, and
the Construction Services division has a substantial and attractive order book,
mainly comprising partnering work.'
