Announcement of Interim Dividend



In accordance with the stated intention to pay a 4.25% gross yield as indicated
in the circular to shareholders dated 22 July 2005, the Company has today
announced a first interim dividend in respect of the year ending 30 April 2006
of 1.38p net (2005 nil) which will be payable on 15 March 2006 to Ordinary
shareholders on the register on 24 February 2006, provisional ex dividend date
22 February 2006.
