DIVIDEND ON 11 PER CENT AND 5.5 PER CENT CUMULATIVE PREFERENCE SHARES FOR THE
SIX MONTHS TO 31 DECEMBER 1999

The Directors have declared a dividend on the 11 per cent and 5.5 per cent
cumulative preference shares of £1 each  for the six months to 31 December
1999.  The dividend will be paid on 30 December 1999 at the rate of 5.5 per
cent and 2.75 per cent respectively to those preference shareholders on the
register at the close of business on 6 December 1999.
